Set in the heart of Riverdale, Boulton Avenue underwent a comprehensive two-phase renovation designed to modernize the home for professional living. The project focused on cultivating an open, airy flow, maximizing spatial functionality, and introducing a luxurious new primary suite to the third floor.

Phase 1: Open-Concept Living

The main floor was completely reimagined to support modern life. By removing interior walls, we created a seamless open-concept kitchen and living area. Key enhancements included a long island designed for gathering, a new fireplace as a focal point, a cozy banquette for casual everyday meals, a functional mudroom closet, and a vaulted ceiling that adds vertical volume to the space. The result is a bright, airy environment anchored by a stunning eat-in kitchen.

Phase 2: The Primary Suite Addition

The second phase focused on the third floor, extending the structure over the existing balcony to build a bespoke primary suite. This previously unused area was transformed . The new suite features:

The third floor was transformed into a private oasis, featuring a primary bedroom with a large patio door that overlooks the west-facing yard and a custom-built bed frame and headboard. The suite is further enhanced by bespoke millwork and a dedicated dressing area with a walk-in closet, alongside a spacious his-and-hers ensuite bathroom. Architectural interest is introduced through new skylights, while the floor also accommodates a designated workout space for bike trainers. To ensure maximum comfort, a separate HVAC system and upgraded insulation were integrated throughout the addition.

Throughout the residence, flooring was unified to ensure a seamless aesthetic transition between levels. The basement also received a strategic update, including a modernized laundry area and a moody, sophisticated refresh of the powder room. 188 Boulton Ave stands as a testament to how thoughtful structural intervention and high-end design can transform a classic house into a truly tailored, cohesive home.
